Ideas for Selling your home

Sellers in Fort Collins, Greeley and the surrounding areas can be scared they’ll sell their house and have no place to move.  That is a VERY valid situation in today’s fast-paced market.

So how does one avoid this?  It is simple.  Once you get an offer on your house and BEFORE you sign it.  Counter it, “contingent upon finding a replacement home.”  That way you can have 4-6 weeks to find your dream home and get it under contract, “contingent upon selling your home.”

Sellers do not have the luxury of deciding down the road they don’t want to sell, assuming the appraisal comes in at price and the buyer doesn’t have any inspection items.  At that point the seller must sell.  So its best during the initial contract negotiation phase to negotiate a contingent plan to find a replacement home.

Northern Colorado Relo in 2017

People relocating to Northern Colorado in 2017 will experience an abundance of housing options.  Luxury homes, acreage, single family homes near CSU, townhomes with garages and condos.  Building is strong here, as is the renovation of older homes. 

The Luxury market has experienced 39 sales since the first day of January, from $500,000 to $1.5MM.  The percentage of list price sold for these homes was 99%, with an average days on market (over the winter) of 116 days.

Currently there are 109 more homes from $500,000 to $4MM to choose from.  Homes in this price range are much less per square foot than homes in the lower price ranges.  It is very possiblemarketing-picture to get “SUCH A DEAL” on a home with great bones that needs a bit of updating too.  There are wonderful possibilities in this range of homes, for the person relocating from other places.  

Here are just a few neighborhoods to target for a look:  Soaring Eagle, Fossil Lake Estates, Cobb Lake, Paragon Point, Coeur d’ Alene, Highland Meadows and Harmony Club.  I recently helped an incoming family build a home in Harmony Club.  Their amenities are very nice and the location is great; just outside of the city where there is better access to the highway, far enough away from the hustle and bustle of Fort Collins.  They love it and the wonderful golf course.  For more information on builders and pre-owned homes there, call me at 970-691-0368 for a tour.  You can also visit:  http://harmonyclub.info/.

Lastly, there are many communities a 10 minute drive from Fort Collins that allow the estate buyer a vast amount of choices for resort lifestyle living.  Water Valley in Windsor is one such community that does not disappoint.  Situated in between Fort Collins and Loveland on the east side of I-25, the area offers beautiful views of the mountains and lake resort living.

Smoking Deals on Approved Short Sale homes

Have you explored the idea of buying a short sale property but nixed it because of the time and stress involved?  If so, then you should take advantage of the lesser known strategy of purchasing an APPROVED short sale home in Northern Colorado (Fort Collins, Loveland, Windsor).  With an Approved short sale purchase, it’s possible to get a smoking deal without expending an inordinate amount of energy, so please read on!

To refresh our memory, a short sale is a property that is being sold by its owner for less than their mortgage amount.  Typically, these owners are in financial distress and need their mortgage lender’s approval to “short” their loan payoff.  At the closing table, the bank gets less than what the owner borrowed.  Thus, the term, “short sale.”

So how does a property’s status become an Approved short sale? Well it begins when a buyer’s contract offer rises to the “top of the pile,” in the bank’s automated system after 4-5 months of processing, and a response to that offer is produced.  Then, instead of the offer being agreed upon, the deal falls apart.  Two of the most typical reasons for the deal failure are:   1) buyer got tired of waiting and refuses to purchase, or  2)  Bank counters the buyer’s offer with price or terms unacceptable to buyer.  There you have it!  You take one distressed seller, add a bank response letter and subtract a balking buyer, and the Approved short sale opportunity is created!  The home goes back on the market to wait for buyer #2, with its new designation as an Approved short sale listing.

This is where the savvy, 2nd buyer (you), comes in!

The advantages to you, Savvy 2nd Buyer, is a sharply reduced wait time, a known purchase price and a motivated seller and bank.  So ask an experienced agent to start sending you the approved short sales listings in your price range and town(s).  They trickle in at a slower rate than the unapproved short sales, but if you are pre-qualified and ready to go, you can snap one up and close within 60 days or so.

As with all short sales, nothing is written in stone.  That’s why having representation from an experienced agent is key.  Real estate agents in theNorthern Coloradoarea vary widely in distressed property experience and education.  Finding an agent with their Certified Distressed Property Expert designation is a good idea.  You want someone who will negotiate the deal expertly and coach you through the transaction.  Happy Hunting!

Disadvantages of Home Shopping on your Own – Northern Colorado

I just got off the phone speaking with an extremely sharp mother of two who is braving the real estate market on her own in Loveland, Colorado.  She’s talked with builders, FSBO’s, realtors, etc., and is extremely frustrated.  She cannot seem to find a good deal in Northern Colorado.

The truth is, because inventory is down, the best deals on pre-owned homes are being snapped up by sharp-eyed realtors and their clients.  These people know exactly what they are looking for and are pre-qualified.  As soon as the best home deals appear on the market, they are offered for by these realtor/buyer teams within hours.

She’s also spoken with builders and is having no luck putting a deal together.  Here again, the lot/land deals are being watched closely by realtors for their clients.  Also, builders do not always take seriously a person who calls them asking questions about building a home.  Sadly, these types of shoppers can be labor intensive and typically builders build houses for people who are ready to build.

My guess is this busy mom of two thinks that she can get a better deal without a realtor’s involvement.  That could happen. More often than not, however, having a good buyer’s agent negotiating for you will get you a better result.  Realtors are in the market every day and we eager to negotiate good terms for our clients.

So it is my suggestion that buyers team up with a good buyers agent who will take them shopping for properties until they have a strong sense of the market.  Then when the timing is right, they will be able to snap up the best deal and not become a frustrated do-it-youselfer.
